TORBAY, NORTH SHORE
Plumber Torbay
Steep sections, long runs.
Asset Plumbing & Drainage work throughout Torbay and Waiake, where houses step down steep sections toward the beach and supply runs are longer than they look. Leak detection, hot water, bathrooms and repairs.
Local plumbers – Torbay
Plumber Torbay
Torbay is built on a slope, and that shapes almost everything about the plumbing. Houses step down toward the water, driveways are long and steep, and the distance from the toby at the road to the house is often a good deal further than it appears from the street.
Most of the housing went up between the seventies and the nineties, which means copper and early plastics rather than galvanised. That is generally good news. What it does not prevent is leaks, and on a sloping site a leak behaves differently: water tracks downhill along joists, under subfloors and through retaining, and surfaces a long way from where it started.
Which is exactly why finding it precisely matters more here than almost anywhere else on the Shore.
Plumbing in Torbay
If you have damp appearing low on a sloping site, resist the urge to open the wall where the damp is. On a slope that is frequently the wrong place by several metres. The useful first step costs nothing: turn off every tap and appliance and watch the water meter. If it is still moving, you have a supply leak and we can narrow it down from there.

Leak detection in Torbay
A hidden leak rarely announces itself where it is. It announces itself downhill, which on a Torbay section can mean a damp patch in a garage two levels below the pipe that actually failed.
The expensive approach is to start opening things up near the damp and work outward. The sensible approach is to narrow it down first using the meter, isolation testing and the way the building is actually plumbed, then open one place.
We work on supply side leaks, the pressurised pipework carrying water into and through the house. If the water turns out to be coming from a waste, a drain or groundwater behind retaining rather than supply, that is drainage, and the same business handles it from the other side.
- Supply side leak location
- Meter and isolation testing before anything is opened
- Leaks under split-level and stepped subfloors
- Slab leaks on the lower levels
- Repair and reinstatement once located

What it depends on
What changes the cost of a plumbing job in Torbay
The slope is the variable that makes Torbay different from the flatter suburbs.
How far the water has travelled
On a slope, the damp you can see and the pipe that failed are often in different parts of the house. Narrowing that down properly is where the money is saved, because opening the wrong wall costs twice.
Getting to the pipework
Stepped subfloors vary enormously. Some are comfortable to work in, some are a crawl on a slope, and the difference shows up as labour on anything that involves getting under the house.
Length of the supply run
Long steep driveways mean long supply lines. If the line is original and needs replacing, the price is driven mostly by distance and by what it has to cross.
Timber floor or slab
Lower levels on these sites are frequently concrete while upper levels are timber. A leak under a slab is a different job from one under a timber floor, and sometimes rerouting beats chasing it.
The free first test. Turn off every tap and appliance, then look at the water meter. If the dial is still creeping, water is going somewhere it should not. It is the single most useful thing you can do before ringing anyone, and it costs nothing.
Why Asset in Torbay
Why Torbay homeowners call us
Narrow before cutting
Isolation and meter testing first. Opening a wall is a last step, not a diagnostic method, and on a slope it is the wrong wall surprisingly often.
Slopes are normal here
Water tracking two levels before it surfaces is the usual case in Torbay, not an unusual complication.
Both sides of the building line
If the water turns out to be groundwater or drainage rather than supply, the same two people handle it.
Long runs understood
Pressure problems on a steep section are often the supply line rather than anything in the house. We check that first.
Told what we found
You get an explanation of where the leak was and what caused it, not just a patched wall and an invoice.
Made good properly
Where we open something up, it gets closed up in a state the next trade can work with.

MaintenanceQuestions
Plumbing in Torbay: your questions
How do you find a leak on a sloping Torbay section?
By narrowing it down before opening anything. Isolation testing tells us which part of the system is losing water, the meter confirms there is a loss at all, and knowing how these houses are usually plumbed tells us where the run is likely to go. On a slope the damp patch is frequently well downhill of the actual failure, so starting at the damp and working outward is how people end up with several unnecessary holes.
My water bill has jumped but nothing looks wet. Is that a leak?
Quite possibly, and on a steep section it is common. A leak on the supply line between the toby and the house simply soaks away into the ground, especially on a slope where it drains rather than pooling. Run the meter test with everything turned off. If the meter is moving, something is leaking whether or not you can see it.
Why is my water pressure poor on a Torbay property?
Often the length of the supply run rather than its condition. Long steep driveways mean a lot of pipe between the toby and the house, and if that line is undersized or partly restricted the effect is more pronounced than on a short flat run. It is worth establishing whether the restriction is outside or inside before spending money on tapware or a pump.
Can you work under a split-level house?
Yes. Stepped subfloors are the norm here and some are easier than others. It does not change what needs doing but it does affect how long it takes, which is why we would rather look at a job before quoting than estimate it from a description. Lower levels built on slab are the part where options narrow.
There is damp in my garage. Is it a plumbing leak?
Maybe, and maybe not. On a sloping site, groundwater moving behind retaining produces damp that looks very similar to a supply leak. The distinguishing test is whether it responds to rain. Damp that worsens after heavy rain and dries out is usually groundwater or drainage. Damp that is constant regardless of weather is more likely supply, and the meter test will confirm it.
Something wet in Torbay you cannot explain?
Run the meter test first with everything off, then tell us what it did. That one fact tells us most of what we need before we arrive.
